Capped Variable Rate Mortgage

A Capped rate mortgage works in a similar way to a variable rate mortgage, but with a limit or 'cap' on how high the interest rate can go and no limit to how low it can go. It's based on twelve month EURIBOR + a margin and is reviewed annually.

LOAN AMOUNT:

• Minimum loan amount 46,000 euros
• No maximum amount
• You can borrow up to 80% of the value or purchase price (whichever is lower)

TERM:

• From 5-25 years

INTEREST RATE:

• 1st year Fixed rate of 5.50%* followed by a variable rate: 12 month Euribor + 1.25%
• Capped at 6.5%*

Variable rate based on 12 month Euribor 5.366%* + 1.25% (margin). Rates published 31/07/08. Rate reviewed on each anniversary date.

Compulsory life assurance and lending fees, where applicable, are not included in these rates.

CHARGES:

• Early repayment charge: 1.5% of outstanding capital before full or partial repayment at any time.
• 1% application fee
• No valuation fee as Barclays France does not require a valuation for properties under 1 million euros. However, we recommend you seek a valuation for your own piece of mind

Mortgage loan applications are subject to the approval of the bank. If the sale is subject to securing a loan that is regulated by the French Consumer Law, the preliminary sales agreement will stipulate a date by which a mortgage sanction should be obtained : if a complete application has been submitted to the bank in a timely manner and refused the vendor is legally obliged to refund all monies paid in advance.

Once an offer is issued, the customer must respect a cooling off period of 10 days before accepting and signing the offer.
