Interest Only Mortgage

You can have an Interest only mortgage, known as Barclays Flex, for up to 10 years, for purchases only. Your mortgage will need to be repaid in full after this period or you can opt for a further 10 year repayment option. A valuation will be required for all applications.

LOAN AMOUNT:

  • Minimum loan amount 200,000 euros
  • No maximum amount
  • You can borrow up to 50% of the value or purchase price (whichever is lower)

TERM:

  • From 5-20 years

INTEREST RATE:

  • 1st year fixed rate of 5.85%* followed by a variable rate of 12 month Euribor + 1.40%
  • Variable rate based on 12 month Euribor 5.366%* + 1.40 (margin). Rates published 31/07/08. Rate reviewed on each anniversary date.

Compulsory life assurance and lending fees, where applicable, are not included in these rates.

COMPULSORY PRODUCTS:

Life assurance and a local bank account are compulsory with this mortgage

CHARGES:

  • 1% application fee
  • Early repayment charge: Variable rate conditions apply for the first interest only period. Then variable or fixed rate conditions will apply depending on the option retained for the 2nd amortizing period.
  • Valuation fee of approximately 500 euros for standard properties. An individual quote will need to be provided to obtain exact fees for specific properties.

Mortgage loan applications are subject to the approval of the bank. If the sale is subject to securing a loan that is regulated by the French Consumer Law, the preliminary sales agreement will stipulate a date by which a mortgage sanction should be obtained : if a complete application has been submitted to the bank in a timely manner and refused the vendor is legally obliged to refund all monies paid in advance.

Once an offer is issued, the customer must respect a cooling off period of 10 days before accepting and signing the offer.
